Questions to Ask When Researching Home Inspectors
Can I attend the home inspection?
Yes! We always welcome clients and their agents to attend the home inspection. If your inspector is not open to it, that's a red flag.
What are your values?
They should be able to cite things like honesty, integrity, and what that means to them and their business.
Do you walk on roofs?
The answer should be yes, most roofs! We walk on every roof that we can safely walk on and access. The ones we can't, we ladder around the perimeter and utilize advanced drones with specialized high-quality cameras to provide a detailed inspection even without boots on the roof! Make sure they are FAA drone certified, otherwise your safety and others could be in jeopardy!

Do you test all outlets, switches, windows & doors?
In our state, the law states that we must inspect a representative number of installed lighting fixtures, switches, and receptacles, and a representative number of doors and windows. But representative sample is the BARE MINIMUM. We exceed the standards and test ALL outlets, switches, windows and doors that we can access because we don't want you to move in with an outlet not working beside your bed.
What type of tools do you use?
In every inspection they should be using tools like moisture meters, carbon monoxide detectors, drones, gas detectors, and thermal camera/imaging (we offer this for free and some others charge extra!) Not only should they use these tools make sure they have the proper training and certificates to back them up. The tools are useless without proper training!
Do they offer other services if something comes up?
They should be able to provide you extra services if they are deemed to be needed such as pool inspections, boat house inspections, mold testing, indoor air quality testing, and sewer scopes. We offer all of these and bundle them to save you money!
Do you provide photos and videos in your reports?
Most inspectors provide photos in the report, but our home inspectors take it to the next step. Items making sounds, loose items, drone footage, sewer line scopes, and things that move that shouldn't are the types of videos that we put in our report.
Do you carry enough Errors & Omissions Insurance?
Not only should they carry this insurance, make sure they carry enough! The state may mandate $250K but we carry $1M to ensure you are covered if ever needed.
Do you carry enough General Liability Insurance?
We are guests in other people’s homes. We might be on the roof, running the furnace, filling tubs, and flowing a lot of water. Even with care, things can go wrong. A ladder can tip on a car, a tub can overflow, or an appliance can be left on. That can mean thousands of dollars in damage. Most purchase contracts say the buyer is responsible for any damage caused by their inspector. If your inspector is not properly insured, that risk falls back on you. Alabama does not require home inspectors to carry the kind of robust coverage we carry, but we choose to anyway. We maintain a $2M policy, so you are not left holding the bag if something happens!
