Agents: How To Build a Repair Report From Our Inspection Reports

At Trinity Home Inspections, we understand that real estate transactions can often involve a lot of back-and-forth negotiations, especially when it comes to repairs after an inspection. That's why we’ve created an easy and efficient way for you to build a repair request report directly from our detailed inspection reports. Here’s a step-by-step guide on how you can use our Repair Request Builder feature to streamline this process:

Step 1: Access the Repair Request Builder

Once you have logged into the report through the HTML version, look for the "Tools" button. This is typically located on the top right-hand side of the screen. Once you click on the "Tools" button, you’ll find the option for "Repair Request Builder."

Step 2: Select the Recommendations

After opening the Repair Request Builder, you will be able to see a list of all the items mentioned in the inspection report. Here, you can go through each section and select the recommendations that you want to include in the repair request.


You can easily check off the items you want to include and add additional details to each item. This is the part where you can specify the credit amount requested for each repair or provide comments about the repair (e.g., clarifying if it’s a minor fix or if it requires a professional).

Step 3: Preview the Report

Once you've selected all the items you’d like to include in your repair request, click the "Preview" button to review the document. The Repair Request Builder will show you a preview of what the final report will look like, including all the selected items, comments, and requested credits.


At the top-right corner, you’ll notice a running total of the credits you’ve requested for repairs. This allows you to keep track of your negotiation stance and adjust as needed before finalizing the document.


Step 4: Create the Report

Once you’re satisfied with the preview, click "Create" to generate the repair request document. This will give you a link that you can copy and paste into an email, or download the report directly. You can now send this document to the seller or include it in your negotiations to ensure the repairs are addressed before closing.
